Our vision for Kilburn in 2026 is for a friendly and inclusive neighbourhood, with a fresh multicultural style, buzzing and vibrant with activities for all and which provides a comfortable, green and peaceful living environment.
The regeneration of South Kilburn is a fifteen-year programme not only for the regeneration of buildings but also an enhancement of the landscape, urban realm and streets.
The masterplan will deliver 2,400 homes, of which 1,200 are available for existing secure tenants of South Kilburn, a 3FE primary school and nursery, an estate-wide energy solution, retail and a new health centre for residents, making a substantial contribution to London’s growth and housing needs facilities.
An urban park and improved public realm will play a key role in the development of South Kilburn's community. The streetscape, parks and public spaces will create a green network of places, that extends beyond the site boundary for people to come together to relax, play and socialise.
The masterplan forms a framework for the ongoing regeneration programme creating resilience for generations to come. Developed through analysis of landscape, planning, transport, sustainability and energy provision and shaped by public engagement and the needs of the existing residents, the plan builds on the transformation to date.
FCBStudios are delivering 209 mixed tenure dwellings as part of the regeneration in Unity Place.
The public realm is fundamental to the organisation of streets and spaces and will play a major role in creating a greener, safer and more walkable neighbourhood.
Following four overarching principles: reversing the hierarchy of the street to put pedestrians first; improving green space and biodiversity; creating a pedestrian-friendly neighbourhood; and animating the spaces to encourage interaction, South Kilburn has a huge potential to become a benchmark for forward-thinking sustainable development.
The consultation process allowed the team to formulate a strong community vision that we have kept throughout the project.
The aim was to make this vision real through the South Kilburn Regeneration Programme in order to create a genuine sense of place that is of the area, rather than imposed on it.
The masterplan will replace a large area of poor 1960s housing stock and its associated adverse environmental, social and economic conditions with high-quality council and market dwellings in an environment that integrates South Kilburn with its more prosperous surroundings.
Through this programme, Brent City Council is the first London Borough to propose a regeneration programme that keeps all existing residents on site.
