Regenerating Historic Docklands with Affordable Homes and Sustainable Community Spaces
The final phase of Royal Albert Wharf, known as Gallions 3B, will deliver 238 homes across two apartment blocks and three townhouses, with 76% designated as affordable housing.
This development will offer retail and employment opportunities alongside housing, with 30% of the homes designed as three- to four-bedroom family units. Public spaces along the river and throughout the site are prioritised for pedestrians, cyclists, and children, featuring high-quality landscaping and play areas.

Overcoming Challenges to Create a Vibrant Mixed-Use Community
Despite site constraints such as a Port of London Authority Radar Mast, height restrictions due to proximity to London City Airport, and the safeguarded Thames Gateway site, Royal Albert Wharf is set to become a vibrant mixed-use community. The height, massing and landscaping introduces a string urban structure of streets and blocks which stitch into the existing masterplan.
