20 mins to Central London: A friendly neighbourhood with 4 Hectares of public space
Colindale is one of the fastest growing areas in London. Our masterplan for Redrow Homes responds to this demand. Formerly a principal training facility for the Metropolitan Police, it was the first site released through the London Development Panel, set up to fast-track the disposal of public land to boost construction and housing.
The vibrant and diverse mixed-use masterplan in the London Borough of Barnet, combines private and social residential accommodation, a school, and commercial spaces. Spanning 19.17 hectares, it is close to Colindale tube station and includes 4 hectares of public realm to create a new neighbourhood that will generate community whilst being easily accessible from Central London.
Connected communities
The masterplan outlined approximately 3,000 residential units. A central focal avenue connects the Underground Station and Colindale Avenue with Beaufort Park and the RAF Museum at Hendon, which was also designed by FCBStudios.
Along the avenue is a sequence of London Squares. Each square has its own character and identity, offering residents and visitors a variety of places to gather, socialise, and enjoy the outdoors. At the heart of the site is Peel Park, serving as a central green oasis for community events and celebrations.
Setting a precedent for contemporary placemaking
Residential accommodation is designed to suit a range of needs, from two and three-storey terrace houses, apartment buildings, and mansion blocks that face onto the Park to taller residential towers that mark key public spaces. This is complemented by local services, improved transport, access to enhanced green spaces, and leisure activities.
Cycling and walking in a 'pedestrian first' environment have been prioritised in the regeneration of the Colindale and Burnt Oak areas, encouraging reduced car usage and creating an environment that is poised to become a successful, sustainable community where residents can live, work, learn, and play.
