Plans have been submitted for 90 new Passivhaus standard homes in Salford, which would see the former Regent Trading Estate become Oldfield Basin.

In collaboration with both Muse and Salford City Council, the affordable scheme would feature 63 one and two bedroom apartments and 27 townhouses.

The scheme intends to enhance the area's housing mix with high quality, affordable homes built to Passivhaus standards, reducing energy bills. External space improvements will benefit residents, tenants, visitors, and the public. To create attractive public spaces, the building over the former canal basin will be demolished, leaving a landscaped, open area for community enjoyment.

Nurturing local arts

If approved, the new homes will be located next to Islington Mill Arts Club, a hub for artists and creative businesses. The project will work with Islington Mill to engage and nurture the area's existing Artistic Community in which the public realm will border—two commercial units of the five warehouses on the existing site will be retained for continued use by cultural enterprises.

As part of the Salford Central regeneration area, this development follows ECF's delivery of Greenhaus, 96 affordable Passivhaus homes on Chapel Street, and Willohaus, 100 Passivhaus homes off Peru Street. The outcome of the Oldfield Basin application is anticipated in early October 2024.
